INVITATION TO BID

PARIC Corporation - the General Contractor - is requesting Selective Demolition Bids for the Mansion House (Mid-Tower), located at 300 North 4th Street, St. Louis, MO 63102.

This project is the renovation of the Mansion House property. The age of the property and deferred maintenance requires a full-scale replacement of the mechanical, plumbing, and electrical systems. Significant structural work is also anticipated in the building and parking garage. While this work is being completed the building will be updated and improved for a complete renovation. The project consists of the existing 28-story building, promenade, and 7 level subterranean parking garage. Spaces associated with the building to be renovated include mechanical/utility areas, common areas, amenity areas, promenade, apartments, and rooftop patio/pool. The apartment typical floor consists of 16 units with the 20th floor containing 15 units due to the incorporation of a penthouse suite. There are 25 floors of existing apartments x 16 units / floor and 1 floor with 15 units / floor for a total of 415 existing units.

Proposals are being requested for only the following:

Proposals are due on Tuesday, February 14th, 2024 at 12:00PM CST on the Bid Form Provided, by email to mskalski@paric.com.

A Pre-Bid Meeting and walk-through will be held on January 22nd, 2024 at 10:00AM at Project Location. Contractors are responsible for their own parking and shall meet outside the front lobby under porta cochere.

The project is NOT Tax Exempt.

The anticipated construction start date is fourth quarter, 2024.

Diversity requirements for this project will comply with business and workforce participation as mandated under the St. Louis City Ordinance No. 70767 and 71094.

Under these Ordinances you are required to ensure MBE/WBE and workforce participation compliance and maintain good faith effort requirements of both Ordinance 70767 and 71094 while constructing the Project through the following requirements:

Prime General Contractors shall comply with provisions of Ordinance No. 70767, which require construction project Enterprise Goals:

· 21% for African American-owned business enterprises,

· 2% for Hispanic American-owned business enterprises,

· 0.5% for Asian American-owned business enterprises,

· 0.5% for Native American-owned business enterprises and

· 11% for Women-owned business enterprises.

Prime General Contractors shall comply with provisions of Ordinance No. 71094, which require compliance with: (1) workforce development, diversity and inclusion initiatives including pre-apprenticeship programs, and (2) prevailing wage requirements on all incentive’s projects. The required construction Workforce Goals:

· 25% for Minority

· 20% for Apprentice

· 7% for Women

· 23% for City of St. Louis Residence
